What is an ADU (accessory Dwelling Unit or Tiny Home)

 An Accessory Dwelling Unit (ADU) is a secondary housing unit on a single-family residential lot, providing independent living facilities for one or more people, complete with a kitchen, bathroom, and sleeping area.


What are the uses of an ADU

People choose to invest in an ADU for a variety of compelling reasons, driven by both financial opportunity and lifestyle needs. Many see it as a smart way to generate passive rental income, helping to offset mortgage costs or provide an additional revenue stream. 


For others, an ADU offers a practical solution for multi-generational living, allowing aging parents or adult children to live close by while maintaining their independence. 


It can also serve as a versatile space for a dedicated home office, a private guest suite, pool house, or even a creative studio, enhancing the property's functionality.

Detached ADU

Detached  (ADU),  is a standalone dwelling unit built on the same property as the primary residence but not physically connected to it. These ADUs are typically constructed in the backyard or side yard and offer a separate living space with its own entrance, kitchen, and bathroom. 

Attached ADU

 

Attached  (ADU) is a secondary, self-contained residential unit that is physically connected to the primary single-family home on the same property.

Here's what defines an attached ADU:

Shared Wall(s): The most defining characteristic is that it shares at least one common wall with the main dwelling. It's essentially an extension of the existing house.

Garage ADU

Garage ADU  is a type of ADU that is created from or integrated with a garage structure on a single-family property. 

Above-Garage ADU (Carriage House): This refers to an ADU that is built on top of an existing or newly constructed garage. ADU with an Attached Garage: This is a newly constructed ADU that includes its own integrated or attached garage space as part of the new building.

Basement ADU

Basement ADU , also commonly known as a basement apartment, in-law unit, or secondary suite, is a self-contained residential living space created within the existing basement of a single-family home. 

Location: It's situated entirely or primarily underground, occupying the basement level of the main dwelling.

Attic ADU

Attic ADU is a self-contained residential unit created by converting existing, unused attic space within a primary single-family home into a habitable living area. Here are the key characteristics that define an attic ADU: Internal Conversion: It's formed by renovating and adapting the attic level of an existing house.

Pool House ADU

Pool house ADU,  When someone refers to a "pool house ADU," they are essentially talking about an ADU that happens to be located near a pool. The key is that it meets all the requirements of an ADU (full kitchen, bathroom, sleeping area) and is therefore a fully livable space, even if its proximity to the pool makes it convenient for poolside activities.
